Contessa Properties LLC owns 99% of Tyler Atlas LLC. A July 1, 2022 'Amended and Restated Operating Agreement' filed in the divorce names Olga Ivankovich as sole manager — but a document obtained from Tyler Atlas minority member William Deeds shows Steven Ivankovich circulated an identical version (same formatting, same typographical errors) listing Steven as sole manager, differing only in the signature page. The receiver motion concludes: 'Either Steven falsified the document he gave to Mr. Deeds, or Tyler Atlas filed a falsified version with this Court.' Miami-Dade records show Contessa Properties held the Doctors' 3,228 SF Ocean Tower Two penthouse (folio 24-5205-064-0830) before the 00 transfer to them personally in December 2014.
